Should You Wait for Mortgage Rates to Drop Before Buying a Home?

If you’re thinking about buying a home but have decided to wait for mortgage rates to come down, you certainly aren’t alone.

A recent survey found that 72% of potential homebuyers have delayed or paused their home search while waiting for mortgage rates to improve.

On the surface, that strategy makes perfect sense. A lower mortgage rate can mean a lower monthly payment and potentially increase your purchasing power.

But there’s another side of the equation that buyers should consider:

What happens if all those buyers who are waiting come back into the housing market at the same time?

Lower Rates Could Mean More Competition

When mortgage rates eventually move meaningfully lower, homes may become more affordable for many buyers. That would certainly be welcome news.

But lower rates could also encourage thousands of people who have been sitting on the sidelines to restart their home searches.

More buyers competing for the same homes can mean:

  • More multiple-offer situations
  • Less negotiating power for buyers
  • Greater competition for desirable properties
  • Less opportunity to negotiate repairs or seller concessions
  • Potential upward pressure on home prices

In other words, a lower mortgage rate doesn’t necessarily mean buying a home will become easier.

Today’s Market May Offer Opportunities

Here in Northeast Ohio, buyers are beginning to see something they haven’t always had over the past several years:

Choices.

There are situations where buyers have more time to consider a property, negotiate after an inspection, ask for seller concessions, or make an offer without immediately finding themselves competing against numerous other buyers.

That doesn’t mean every home is negotiable. A desirable home that’s priced correctly can still attract plenty of attention.

But today’s market is different from the frantic market many buyers remember from just a few years ago.

And that can create opportunities.

Don’t Try to Find the “Perfect” Mortgage Rate

One of the most difficult things about buying a home is trying to predict what happens next.

Will mortgage rates fall?

Probably at some point.

But when will they fall, how far will they fall, and what will happen to home prices and buyer competition when they do?

Nobody knows those answers with certainty.

That’s why I don’t believe buyers should make one of the biggest financial decisions of their lives based entirely on trying to perfectly time an interest rate.

Instead, I encourage buyers to look at the entire picture.

Can you comfortably afford the monthly payment?

Does the home meet your needs?

Do you plan to remain in the home long enough for the purchase to make sense?

Do you have adequate savings after the purchase?

And most importantly, does buying a home make sense for your life right now?

If the answers are yes, today’s mortgage rate shouldn’t automatically prevent you from exploring your options.

Buying a Home Is Personal

I’m certainly not suggesting that everyone should rush out and buy a house today.

For some people, waiting absolutely may be the right decision.

But waiting simply because you’re hoping for the “perfect” mortgage rate can have its own risks.

If rates decline substantially, you may get the lower interest rate you were waiting for—but you may also find yourself competing against many of the other buyers who were waiting right alongside you.

The goal isn’t to perfectly predict the housing market.

The goal is to make a good decision for you and your family.

The best time to buy isn’t determined by a national headline or a mortgage-rate prediction.

It’s when the home, the payment, and your personal situation all make sense.
